New builds, start to finish

We design and build new houses and commercial properties across West Wales and Cardiff. One team handles the drawings, planning, structure and finishes so you are not juggling separate contractors.

What we do

New build houses and commercial buildings, taken from first drawings through to handover. Every project is managed by our own team from the first conversation to the final sign-off.

Where new builds work well in West Wales

West Wales suits new builds better than almost anywhere else in the country. There are rural plots on the edges of Cardigan, Aberaeron and the Teifi valley, former farmland around Carmarthen and Llandeilo, and infill sites in Pembrokeshire towns such as Haverfordwest, Pembroke Dock and Tenby. Many of these sites never reach the open market because they need a design-and-build team to unlock them — that is exactly what we do.

A new build here also has to answer to the landscape. Coastal exposure in Ceredigion and Pembrokeshire drives material and detailing choices, sites within the Pembrokeshire Coast National Park carry extra planning expectations, and rural plots can mean longer runs for services and tighter access for plant. We plan for all of this at drawing stage, not after the diggers arrive, so the price you are quoted is the price you build to.

What it costs & how long it takes

Every new build is priced from its own drawings, so there is no honest flat rate — but there is a clear list of what drives the cost. Once we know the items below, we can give you a fixed figure rather than an estimate that drifts.

As a guide, allow three to six months for design and planning, then roughly eight to twelve months on site for a typical three-bedroom detached home. Commercial builds are programmed individually once the design is settled.

Footprint, storeys and roof complexity — the basic size and shape of the building
Specification level, from a solid rental standard to a high-end finished home
Ground conditions: rock, made ground or poor drainage all change the foundations
Access and location — rural sites can add cost for plant, deliveries and temporary services
Planning conditions, especially within or near the national park
